Here is THE best idea... provided you are somewhat handy.

buy the ugliest house in the nicest neighborhood you can afford. Call a few realtors and let them know you are interested in a house with shag carpet, wood paneling, lead paint, etc.

I bought my first (crack) house in 1998 for $42k. I was 25 and making $20k working for state government. I have since bought, remodeled and sold houses much larger than my first. I still live in the crack house in a quiet little historic district. I also still have some paper insulated wiring to replace (built in 1950).

The electrical alone would run most buyers off, but generally speaking older homes are built better IMO. I laugh every time I see strand board on the exterior and green board in shower surrounds of new construction for $250k+ homes. Florida + strand board = moldy card board.
